Under the Goa Land Development and Building Construction Regulations (GLDBCR) 2010, farmhouses can be constructed on agricultural land subject to specific conditions. The minimum plot size requirement is 4,000 square metres (approximately 1 acre). The total built-up area is restricted — ground coverage cannot exceed 4% of the plot area, and the total floor area must not exceed 400 sq.m (approximately 4,300 sq.ft). Height is limited to 9 metres (ground plus one floor).

Farmhouses in Goa offer a unique lifestyle proposition: spacious plots surrounded by nature, privacy that villas in village settlements cannot match, lower land costs compared to Settlement-zone plots, and the ability to create a personal retreat with gardens, orchards, and outdoor living spaces. Important Restrictions

While farmhouses are permitted on agricultural land, several restrictions apply: the land must remain classified as agricultural (no NA conversion), the farmhouse must be ancillary to agricultural activity on the plot, commercial use (as a hotel or event venue) is not permitted, and the plot cannot be subdivided. Additionally, paddy fields and certain protected agricultural lands are excluded from farmhouse construction. Verify all these conditions with the local planning authority before investing.

Practical Considerations

Building a farmhouse in Goa requires attention to: water source development (bore well or rainwater harvesting), off-grid or backup power systems (remote areas may have inconsistent supply), access road maintenance, and landscaping appropriate to the local ecology. Construction costs for farmhouses are comparable to villa construction (₹3,000-6,000 per sq.ft) plus additional costs for site development, landscaping, and infrastructure. The result, however, can be a stunning property that combines Goan charm with countryside tranquillity.
