North Goa — Premium Belt
The premium North Goa corridor (Assagao, Vagator, Anjuna, Siolim) commands the highest land prices: residential plots range from ₹15,000 to ₹40,000 per square metre depending on exact location, road access, and buildability. Completed villas in these areas sell between ₹3 crore and ₹15 crore. Morjim and Mandrem, benefiting from Mopa airport proximity, have seen rapid appreciation and are approaching the ₹12,000-20,000 per sq.m range for good plots.
North Goa — Urban Belt
Panaji, Porvorim, and Mapusa form the urban residential corridor with more moderate pricing. Apartments range from ₹5,000 to ₹9,000 per sq.ft of carpet area. Residential plots in Porvorim and Pilerne range from ₹8,000 to ₹15,000 per sq.m. These areas offer better infrastructure, schools, and hospitals, making them preferred by families and long-term residents.
South Goa
South Goa remains significantly more affordable than the North. Residential plots in Margao, Benaulim, and Colva range from ₹5,000 to ₹12,000 per sq.m. Palolem and Agonda, popular tourist destinations, have seen prices rise to ₹8,000-15,000 per sq.m for well-located plots. The upcoming infrastructure development in South Goa is expected to narrow the price gap with the North over the next 5-7 years.
Price Trends
Goa property prices have appreciated steadily at 8-15% annually over the past five years, with premium areas outperforming. The post-pandemic period saw a significant surge in demand, particularly for standalone villas and plots. While the rate of appreciation has moderated from the 2021-2023 peak, fundamental supply constraints and growing demand suggest continued upward pressure on prices across most segments.
