Agent Registration
Under RERA, all real estate agents operating in Goa must be registered with the authority. Agents must display their registration number in all marketing and correspondence. Unregistered agents face penalties. For buyers, dealing with RERA-registered agents provides an additional layer of accountability — complaints against agents can be filed with the authority if they engage in misrepresentation or unethical practices.
Dispute Resolution
Goa RERA provides a structured dispute resolution mechanism. Complaints are first heard by the Authority, with appeals going to the Appellate Tribunal. The process is designed to be faster and less expensive than civil court proceedings. Typical resolution timelines are 60-90 days for straightforward cases. For complex disputes involving multiple parties or significant financial claims, the process may take longer but is still considerably faster than civil litigation.
Checking Project Status
The Goa RERA portal (rera.goa.gov.in) maintains a database of all registered projects. Each listing includes the developer's details, project specifications, timeline, financial disclosures, and any complaints filed. Before investing in any under-construction project, spend time reviewing the RERA portal entry thoroughly. Pay particular attention to any extensions the developer has sought and the reasons cited.
