Can You Get a Home Loan to Buy Land in Goa?

Land Loans vs Home Loans

Yes, you can get financing to buy land in India, but it's structured differently from a home loan. Banks offer 'plot loans' or 'land loans' with distinct terms: interest rates are typically 0.5-1% higher than regular home loans, the maximum LTV ratio is lower (60-70%), tenure is shorter (15-20 years maximum), and the land must be within municipal or approved planning area limits. Not all banks offer plot loans — the market is more restricted than for home loans.

Which Banks Lend for Plots

Major banks that offer plot loans include SBI, HDFC, ICICI, Axis Bank, and Bank of Baroda. Housing finance companies like HDFC Ltd, LIC Housing Finance, and PNB Housing also offer plot loans. For NRIs, the options are more limited — check specifically with the NRI banking division of each lender. Some banks offer composite loans that cover both land purchase and subsequent construction, which can be more economical than separate loans.

Key Conditions

Banks impose several conditions on plot loans: the plot must be in a developed area with established infrastructure, it must be a non-agricultural (NA) plot with clear title, the borrower must typically begin construction within 2-3 years (or the loan may be recalled or repriced), the plot should not be in CRZ zones or eco-sensitive areas, and the bank will conduct an independent valuation. Some banks also require that the plot has road access and basic utility connectivity.

Practical Advice

If you're buying land with the intention to build, consider a composite plot-plus-construction loan — it's more cost-effective than two separate facilities. Start the loan application process early as plot loan approvals can take longer than home loan approvals. Ensure all land documents are in order before approaching the bank — any title defect will result in rejection. Keep in mind that EMI payments begin immediately upon disbursement even though you won't have rental income from an empty plot.
