Pricing Your Property
Accurate pricing is crucial for a successful sale. Research recent comparable transactions in your area through the Sub-Registrar's records or local agents. Consider: the current Ready Reckoner rate, recent sales of similar properties nearby, your property's unique features (views, access, buildability), and current market conditions. Overpricing leads to stale listings and eventual price reductions that can signal desperation to buyers. A competitively priced property typically sells within 3-6 months.
Preparing Documents
Before listing, ensure all documents are in order: the original title deed, complete chain of ownership, latest Encumbrance Certificate (within 30 days), Form I & XIV extracts, property tax receipts (current year paid), utility bills (cleared), NA conversion order, and any building approvals. For NRI sellers, arrange your POA and tax compliance documents in advance. Missing or incomplete documents can delay or derail a transaction.
Tax Obligations
As a seller, you're liable for capital gains tax on any profit from the sale. For long-term gains (property held over 24 months), the tax rate is 12.5%. Plan for this obligation before the sale. Explore exemptions: Section 54 (reinvestment in residential property) and Section 54EC (investment in specified bonds). If the buyer is financing through a bank, TDS will be deducted at source. Consult your CA early in the process to optimise your tax position.
Broker vs Self-Sale
Using a broker provides: wider market reach, negotiation expertise, and transaction management. However, it costs 1-2% in commission. Self-sale through online platforms and personal networks saves on commission but requires more effort and real estate knowledge. For premium properties, a well-connected broker who specialises in your area can add significant value by accessing their network of qualified buyers. For straightforward transactions, self-sale is increasingly viable.
