Common Fraud Patterns

The most frequent property scams in Goa include: selling property with forged or fake title deeds, selling the same property to multiple buyers simultaneously, misrepresenting agricultural land as NA-converted, selling property that is under litigation or government acquisition, using fake POAs to sell property without the actual owner's knowledge, and inflating property boundaries to sell more area than actually owned.

Fake Title Deeds

Sophisticated forgers can produce convincing copies of sale deeds, court orders, and even government documents. Protect yourself by: verifying every document directly with the issuing authority (Sub-Registrar, Mamlatdar, court), checking the original documents (not photocopies), cross-referencing the title with revenue records (Form I & XIV), and conducting an independent search at the Sub-Registrar's office for the property's transaction history.

Agent and Broker Fraud

Some unethical agents engage in: collecting advance money and disappearing, showing properties they have no authority to sell, misrepresenting property characteristics (zoning, CRZ status, area), engineering bidding wars with fake competing buyers, and taking commissions from both buyer and seller without disclosure. Always verify an agent's credentials, ask for references, and never pay advances directly to an agent — all payments should go to the registered property owner.

Protecting Yourself

The best protection against scams: always engage an independent property lawyer (not one recommended by the seller or agent), conduct due diligence personally or through a trusted professional, verify all documents directly with issuing authorities, visit the property physically and talk to neighbours, never rush into a transaction regardless of pressure, and be especially cautious with deals that seem too good to be true — they usually are.
