Stamp Duty Slabs Explained
Goa follows a slab-based stamp duty system. The duty is calculated on the agreement value or the government's Ready Reckoner value, whichever is higher. For residential transactions, the slabs range from 3.5% to 5% depending on property value. Gift deeds between family members attract a concessional rate of 3.5% regardless of value. Lease agreements have a separate duty structure based on the lease term and annual rent.
Registration Charges Breakdown
The registration fee in Goa is a flat 1% of the property value (agreement value or market value, whichever is higher). This is paid at the time of deed registration at the Sub-Registrar's office. Additionally, there are nominal charges for document handling, scanning, and copying. For properties above โน50 lakh, a cess of โน1,000 may also apply.
Total Transaction Cost Table
For a property worth โน75 lakh: Stamp duty at 4% = โน3,00,000. Registration fee at 1% = โน75,000. Document and scanning charges โ โน2,000. Total government charges โ โน3,77,000. Add legal fees, brokerage, and mutation charges for the full picture.
For a โน2 crore property: Stamp duty at 5% = โน10,00,000. Registration at 1% = โน2,00,000. Total government charges โ โน12,02,000. This represents a significant cost that must be factored into your investment calculation.
Exemptions and Concessions
Certain transactions enjoy reduced stamp duty in Goa: transfers between husband and wife, transfers to legal heirs via a release deed, and transactions involving affordable housing projects may qualify for concessions. Agricultural land transactions sometimes carry a different duty structure. Always verify the current rates with the Sub-Registrar's office before finalising your budget.
